Blue Ridge Woods and Water Rental Rates and Policies
Each of our cabins has a flat rate set for its rental. Those rates are adjusted for holidays and some of our owners participate in a rate reduction program for Last Minute Travel Deals. Unlike some of our competitors, we do not increase our rates during the peak season, June to November, unless one of the following holidays falls during that time. As noted below, there are some minimum stay requirements during certain time frames including the peak season.
Rates:
Each of our cabins has a set nightly rate and a discounted weekly rate. All of our rates are available for you to review by following the Cabin Listing button on the navigation bar at the top of our pages. Our base prices are for a party of four (4) and start at $130 a night. Our rates are established based on each individual cabin and its unique location, amenities, décor and natural surroundings.
Holiday Rates:
Mountain cabins are in very high demand during holiday periods and as such we charge an extra $50 per night with a three (3) night minimum. This applies to the following holidays. Please note that certain exceptions are outlined for specific holidays.
Valentines Day – There is NO rate increase for this holiday and only a three (3) night minimum applies.
President’s Day – There is NO rate increase for this holiday and only a three (3) night minimum applies.
Spring Break – April 3, 2009 through April 27, 2009 – If booking a weekend, there is a three (3) night minimum.
Easter – There is NO rate increase for this holiday.
Memorial Day – We will waive either the rate increase OR the minimum stay requirement for this holiday.
Independence Day
Labor Day – We will waive either the rate increase OR the minimum stay requirement for this holiday.
Thanksgiving – From Thanksgiving day through the following Sunday.
Christmas Day
New Year’s Eve/Day
June and July have a four (4) night minimum when weekend days are included in the booking unless one of the above listed holidays is included.
October 1, 2009 through November 22, 2009 have a four (4) night minimum when weekend days are included in the booking.
As noted above, many of our cabin owners allow us to offer you discounts in our Last Minute Travel Deals section. These offers change daily and can always be found by following the Last Minute Travel Deals button on the left navigation bar of each page.

Additional Fees:
In an effort to make our cabins affordable for smaller parties, all of our rates are based on parties of four (4) visitors staying in the cabin. In order to accommodate larger parties, we charge a nominal fee of $10 per guest per night for additional guests over the age of four. Unlike most of our competitors, we typically do not raise the cleaning fee for slightly larger parties. We do ask that you bare in mind that our cabin owners are sharing their private vacation homes with you. These properties are subjected to increased amounts or wear and tear as well as increased electric, water and gas bills. Please be fair to the owners of these cabins and be honest about the size of your party.
Cleaning Fees:
Blue Ridge Woods and Water, Inc. is committed to your comfort and enjoyment in our cabins and make every attempt to provide a cabin with impeccably clean floors, bathrooms, bedrooms, kitchens, bed, bath and kitchen linens, furniture and hot tubs. Our cleaning fees are currently set at a one time rate of $80. Due to various conditions beyond our control, Blue Ridge Woods and Water, Inc. reserves the right to adjust the cleaning fee, up or down, depending on the specific cabin, the size of the party and/or other circumstances which may arise from time to time.
Pet Fees:
Yes, we do love our pets and we know that you do to. We attempt to maintain a large percentage of our cabins as pet friendly. Please note that each cabin will note whether or not it is pet friendly in its description. Its status as such is left entirely to its respective owner and Blue Ridge Woods and Water, Inc is not free to change that status.
Guests staying in a pet friendly cabin with their pet will be charged an additional $15 per pet per night. Damage caused by a pet will result in the forfeiture of the deposit and additional charges for repairs may apply. We do require that all pets be crated if left unattended in a cabin.
General Information:
Our normal check-in time is 3:00 pm and our normal check-out time is 10:00 am. Please let our reservation specialist know at the time of booking if you need an early check-in or late check-out and we will be glad to work with you in every way possible.
Security Deposit: A $250 security deposit is required at the time of your reservation and must be made in the form of a MasterCard or Visa. It will be refunded in full after your stay if there is no damage to the property. In the event that damage is caused in excess of the deposit, the excess will be charged to the party booking the cabin.
Full Payment: Full payment for the stay must be received at least 30 days prior to the scheduled arrival date. Payments may be made in the form of cash, MasterCard, Visa, personal check, money order, traveler’s cheque or a cashier’s check. In the event a last minute booking is made the full payment is due at the time of the booking.
